Luxury Leasing Design

Recently, we embarked on a journey of transformation at our apartment complex, reimagining our leasing office to create a space that not only facilitates transactions but also fosters a sense of belonging and community.

The significance of a well-designed leasing office cannot be overstated. It serves as the gateway to a community, the first impression that potential residents have of their future homes. We made sure that residents were invited by a luxurious grand fireplace design with a comfortable sitting area.

We bid adieu to the uninspiring, cookie-cutter design and embarked on a quest to infuse life and vibrancy into the space. The transformation began with a fresh coat of paint, opting for a color palette inspired by our local surroundings. Soft, earthy tones were combined with pops of vivid colors that mimic the natural beauty of our region.

We paid special attention to every detail, including how the tiles lined up as the fireplace wrapped around the wall. Edge detail known as Schluter, hides the raw edge of the porcelain tiles while blending in with the color so as to not stand out.

The addition of cozy seating arrangements, carefully selected furnishings, and strategically placed greenery breathed new life into the once-dull space. Natural elements such as the reclaimed wood top on the coffee table layer in warmth and texture.

We firmly believe that art can breathe life into any space. We partnered with local artists to infuse our leasing office with the area’s nature, creativity, and culture.

We wanted our prospective tenants to feel at home from the moment they walked in. We created cozy conversation corners with armchairs. The woven seats have a natural texture and the black wood curved backs create contrast in the space.

As residents walk into the leasing office, a desk greets them with a smiling leasing agent to answer any questions they may have. This arrangement can be enhanced by choosing an aesthetically pleasing desk and incorporating elements like artwork or plants.

Desks are foundational to our work and creative processes, providing us with functional workspaces that contribute to productivity, comfort, and organization. They are also the perfect place to infuse high style in your design.

Comfortable chairs were placed in the manager’s office for current and future residents to enjoy.

Apartment Living in the PNW

This Pacific Northwest Modern design transformation has elevated an outdated apartment complex into a true luxury haven. It seamlessly blends contemporary elegance with the region's natural splendor, providing residents with a living experience that is both sophisticated and in harmony with the breathtaking surroundings.

Environmental consciousness is at the forefront of our design. The complex incorporates energy-efficient technologies to help reduce its environmental footprint and contribute to the natural beauty that surrounds it.

The modern design aesthetic combines sleek, contemporary lines with organic elements inspired by the region's stunning natural surroundings.

The leasing office needed two separate leasing desks for this complex and the sister apartments across the street. In order to dampen sound and provide privacy, we installed acoustical wood wall panels from the floor to the ceiling.

A picture window was added to the wall separating the two leasing areas to allow natural light to make it into the left desk area. We added accent lighting throughout to keep the spaces illuminated during overcast days.

A snack bar in a leasing office immediately sets the tone for a warm and welcoming atmosphere. As soon as visitors step inside, they are greeted not only by friendly leasing agents but also by the enticing aroma of freshly brewed coffee, the sight of gourmet snacks, and the promise of a comfortable place to relax.

An added bonus to installing a picture window between the two leasing spaces is being able to see the front door and lobby. By thoughtfully placing this window, we were able to help leasing agents greet current and future residents.

Modern furnishings and artwork from local artists reflect the vibrant culture of the Pacific Northwest. This wood wall sculpture provides the perfect texture to the modern wallpapered background.

As you step into the lobby, you're greeted by a ceiling of hanging woven wood sculptures. Creating an artistic feature helped bring the tall ceiling down to a more comfortable feeling level. It also is an added touch of fun.

These ceiling sculptures were created by a local artist. The installation brought so much life to this otherwise sterile space.

Multiple outdoor lounge areas with louvered metal pergolas and comfortable seating invite residents to socialize and enjoy what the beautiful weather has to offer.

One of the standout features of a metal louvered pergola is its ability to provide adjustable shade. The louvers can be opened to let in gentle sunlight or closed to create a shaded retreat. This control over light and shade is especially valuable, as it allows you to enjoy your outdoor space comfortably in different weather conditions.

In the realm of outdoor design, few elements can transform a space as effortlessly and stylishly as a metal louvered pergola paired with modern furniture. This winning combination seamlessly marries form and function, creating an outdoor oasis that exudes contemporary sophistication.

A true Pacific Northwest Modern Rooftop Oasis, where every day is a journey of indulgence and connection with nature. The view is a perfect retreat from the urban life below.

Imagine escaping the hustle and bustle of city life to your own rooftop oasis, complete with an outdoor stainless steel grill area. This is more than just a cooking space; it's a lifestyle upgrade that offers a unique blend of luxury, convenience, and breathtaking views.

The fitness center is equipped with the latest workout equipment and is surrounded by windows, so you can stay fit while gazing outside. Because the windows are at street level, a mountain range of frosted glass helps provide privacy.

We added a cedar back wall to bring the outdoors in while creating beautiful color and texture at the same time. By adding a mirrored back wall, we were able to visually expand the footprint of the cardio room.

The lifting is jam-packed with the best fitness equipment. Rubber floors were installed to provide sound dampening and a comfortable experience while working out.

Conveniently situated near both urban conveniences and the tranquility of the great outdoors, this complex offers residents easy access to hiking trails, parks, and vibrant city life, ensuring a perfect balance between modern living and natural wonder. The color scheme selected truly shows this connection.

Sophisticated Home Bar and Wine Cellar

This project started with a clear goal in mind from an email I received, saying, “I want my game room bar to say I am a sleek, modern, sexy individual sipping on Lakoya cabernet or Blanton’s bourbon, listening to Fleetwood Mac, Eagles or maybe even The Cure on any given day. Someone who enjoys entertaining and appreciates finer modern-day amenities while also longing for a sense of nostalgia that connects them with their industrious roots.” With this vision, it was clear how important it was for the homeowners to have a dedicated high-style space to entertain while showing their relaxed way of life.

When thinking about a room in the house for sipping wine or bourbon while listening to rock-n-roll, an industrial wine bar with an underground speakeasy in need of a secret password came to mind. The client’s loved the vision.

To keep things organic yet dramatic, charcoal stacked stone was used as natural textured backdrop, layered next by ceiling mounted industrial pipes with reclaimed oak barrel shelving, all set off by modern grey wood cabinetry. Juxtaposition at it’s finest.

To add an air of playfulness to this adult-only hang out area, we commissioned a pop-art inspired Debby Harry to watch over the bar. We considered Stevie Nicks or Ann Wilson, but in the battle royale of amazing female music pioneers, Debby was victorious.

From this view you can get a true appreciation for the various lighting touches throughout. Ambient undercabinet lights create a beautiful evening mood while the to the dramatic sputnik-inspired chandelier over the seating area and sculptural pendants over the island make a wow-statement.

To take advantage of the views and natural light, we installed a pair of telescoping doors allowing for additional usable space both indoors and outdoors.

It’s important to create special moments throughout a design. We achieved this in the island with classically handsome black and white marble hexagon tile underneath and a sleek waterfall counter top edge. We were thrilled with the the perfect play of pattern.

Fun fact, this area of the home was originally slated to be a large home theatre accompanied by a large four-piece bathroom. Due to the fact that this was new construction, we were able to make the decisions from the ground up rather than having to change them after the fact. My proposal was to reclaim the space from this dark, outdated concept of a dedicated home theatre, into an after-dinner speakeasy lounge perfect for an affluent crowd to talk current events. We mae the right decision.

One important decision made during the construction process was to reallocate space from the four-piece bathroom on the other side of this room into a climatized walk-in wine closet. We all felt it was worth losing a shower for the added ambiance of a dedicated area was to show off the client’s love for wine.

In order to create creating rhythm and movement between the bar and climatized wine room, we used the same hexagon tile and cabinetry wood.

As with any home building journey, changes are made for style purposes as well as budgetary ones. For the wine cellar, we originally proposed a large marble slab for the wall. However, we ended up going with 12”x24” marble tile in order to save on cost. The end result did not compromise on the overall aesthetic of the space and we were able to grab a few more bottles of wine to start filling up the cellar.

Through a collaborative effort the homeowners and myself created a bar that reflected their personal sensibilities while encouraging them to step outside of their comfort zone to take chances on material and texture combinations.

This Brizo faucet features a beautiful two-tone blend of matte black and brushed gold. It’s warm and inviting with a connection to the industrial piping we used for the floating shelves.

Industrial piping and reclaimed oak from wine barrels were used to create this bar’s floating shelf feature. The warmth and character from the from the reclaimed wood blends beautifully with the everyday commercial feel of the piping. What is great about this is the piping can be found at nearly any hardware store and layers in a level of approachability to the project.

Strong use of lines, texture, and pattern are used throughout to guide the eye around the room.

Portland, OR Dog Friendly Wine Bar

Jen and Brad Lyons approached KTI with the idea of opening CellarDog, a dog-friendly wine bar, and we immediately agreed to help them. We decided on an industrial Scandinavian-inspired aesthetic mixed with that natural Pacific Northwest vibe. Our favorite thing about CellarDog is its philanthropic mission: All wines in stock donate to charitable causes and important organizations from women's rights to LGBTQ rights, ocean preservation, healthy bee colony population, breast cancer and mammogram funding, at-risk youth organizations, health care for wine workers--the list goes on!
